···· THE PROCESS - "Stage by Stage"

Removing the mystery:

There is a misplaced sense of mystique about what architects do. Some people assume an architect works only on large projects or new buildings. Some people fear that architects will impose unusual ideas and their own tastes at the expense of your own. Nothing could be further from the truth. EnglisHaus architects can work on any size of project and can respond to any reasonable brief. "Our aim is to give you what you want."

For planning considerations, please visit www.improveline.com - you may need to sign up for free membership to find the information you require for your local area.

Early Feasibility Stages:

After you contact us we will arrange an initial meeting. Here the EnglisHaus architect will listen carefully to what you say you want to achieve and will make rough drawings. We will follow this up by undertaking a detailed survey of the site and producing some design options for you. Once you select a design we will complete the plan - taking into account any suggestions you make - and produce detailed technical drawings.

Final design and the planning process:

An important part of the EnglisHaus service is to smooth the path with your local authority's planning department and to submit detailed plans on your behalf. Rules about buildings are complex. They cover, for example, structural integrity, ventilation, sanitation, fire safety, insulation, party wall agreements, listed building consents and rights of light.

The detailed plan which we submit to the authority will be clearly presented, professionally drawn and will follow the appropriate rules.

Builders and other professionals:

Once your chosen design has gone forward to the planning authority, EnglisHaus can help you to find a reputable builder or other professional to carry out the work. We will draw up a schedule of works and a tender document against which selected contractors can give you an estimate of their charges. This allows you to compare one estimate directly with another to find the most competitive contractor for your project.

Work in progress:

Once a contractor has been appointed, you may also wish us to manage the implementation of the project on your behalf. We can monitor the building work, organise site meetings, handle the payments to the contractor and reduce stress to a minimum.
